Ray Nkonyeni Valuation Roll

Purpose 

Every year we see municipal rates and service charges increase but it is questionable whether service delivery matches the charges. In 2021, the City of Ekurhuleni pushed property rates up by as high as 2615% on some properties, making it completely unaffordable for residents. This is a common occurrence throughout South Africa and OUTA believes that it needs to stop. 

Ray Nkonyeni municipality is currently finalising the 2022 General Valuations Roll (GVR 2022). 

The roll was opened for comment on 13 February to 28 April 2023. You can find your property online here

Residents must check their properties’ valuations and submit any objections within the provided timeframe. It is crucial to note that this is the only opportunity you will get to approve of or object to this new rate.

Property rates are based on these valuations and the new rates based on GVR 2022 will be charged from 1 July 2023.

IF YOU DISAGREE WITH THE  RAY NKONYENI 's VALUATION OF YOUR PROPERTY ON THE GVR-2022 ROLL, BUT DO NOT OBJECT IN TIME (BY 28 APRL 2023), YOU WILL BE LIABLE FOR PAYING THE MUNICIPALITIES NEWLY CALCULATED RATES.

WHAT DO YOU NEED TO KNOW AND DO NOW

1. Identify your property on the valuation roll and determine the new valuation according to the Municipality by clicking here.

2. Compare the new value with the current value on your latest Ray Nkonyeni municipality invoice.

3. If the new value has significantly increased, you can object to it to potentially get a reduced value.

4. If you think the new value is fair, you don't need to do anything. If the value is significantly high and you would like to object, continue with the steps.

Don’t forget

Ray Nkonyeni Municipality will be processing the municipal budget soon, ready to be implemented on 1 July 2023. This will include increases to all charges.
